Standards and Fees

Application fee per applicant: $60
Corporate Application Fee: $100
Corporate Occupant: $25 per occupant
Guarantor Application Fee: $75
Security Deposit/Holding Deposit: $150 holding deposit refundable amount taken at applications, should be the standard refundable if denied or cancels within 3 business days, goes toward deposit at move in.
Security Deposit - Regular: $150 based on results of credit report
Security Deposit - Additional:$400 based on results of credit report
Security Deposit - Maximum: Equivalent to 1 months rent based on results of credit report
Administrative fee: $250
Gate Card: $20 each
Additional or Replacement Gate Card: $50
Package/Parcel Late Fee: $3 after if not picked up after three days.
Pet fee at move-in non-refundable: $350 1st pet, $150 2nd pet
Monthly pet fee: $20
Garage - Detached: $85
Garage - Attached: $100
Additional Garage Remote or Replacement Remote: $50
RV/Boat Parking: $40
Water/Sewer/Trash/Pest Control: Varies monthly based on usage, billed in arrears by third party
Water/Sewer/Trash billing Fee: $3.25 not to exceed $5 monthly
Utility Billing Fee - if not in resident's name: $25 plus cost of utility each month charged if not transferred to resident name.
Late Fee: Late fee of $100 is charged on the 6th.
NSF Fee: $25.00 plus applicable fees
Termination Fee: Equivalent to one-month base rent
Apartment Transfer Fee: $500 if lease is current and not expired. ICTs must pay $150 Holding Deposit at time of request for transfer. Refundable if denied or cancels within 3 business days.
Liability Insurance if renter's insurance policy lapses: $13.22 (not to exceed $15 per month)

Pet Policy

Max 2 Allowed | Max weight 75 lb each | One time Fee $350

Rent $20

Comments: A nonrefundable fee for 1 pet of $350 and an additional $150 for a second pet due at move-in. Only one fee for 1 or 2 pets of $20 a month. Two pet limit, full-grown maximum weight of 75 lbs. for each pet. Dogs and cats are most welcome.

Restrictions: Pets must be house-broken and properly inoculated. Breed restrictions include but are not limited to: Akita, Husky, Chow, Pit Bull, Doberman Pinscher, Presa Canario, Elkhound, Rottweiler, German Shepherd, St. Bernard, Great Dane, Wolf Breeds.

Courtney Station Apartments requires Renter's Insurance with a minimum coverage of $100,000 in liability coverage, $10,000 in personal property coverage.
